Please remember that the Village is a residential community and the majority of property owners are full time residents.  Our short term owners have requested that their units not  be used as gathering places for large parties, family reunions, etc.  Such events put a heavy burden on the units creating extra wear and tear as well as being an inconvenience to adjacent property owners in the neighborhoods.

Rates per Night/Week + Tax First price - Nightly rate

Second price - Weekly rate
Off season rates (January and February) - deduct $10/night or $50/week
Monthly Rates Third price - Monthly rate includes rent, occupancy/sales taxes and utilities (excluding long distance charges) and are subject to the approval of owner.

No taxes are charged on units rented for 91 days or more and renters pay their own utilities.

All quoted rates are for up to 4 people - $12.00 charge per night for each additional teen/adult and $7 for each child 12 and under. 
- $40.00 charge per week for each extra person.
- $25.00 additional charge for one night stays. 

- Minimum of 2 nights in lakefront homes and in all units over holidays. 
- Rates charged will be the best available for the time you requested.  Rates will not be prorated
  based on weekly or monthly rates for additional nights.  (ex. 1 month & 10 nights = monthly
  rate + weekly rate + 3 nights at nightly rate)

Deposits - A minimum of a one night deposit (including tax) in advance for nightly rentals.  The deposit will be
  applied toward the cost of lodging.

- For one night stays, the total amount is due in advance.

- Balance of bill is due at check in or the next day for late arrivals.

- A refundable damage deposit of a minimum of $150 due at check in.  The check will be held until the
  unit is cleaned after you leave.  Any charges for damage, carpet cleaning or additional house cleaning
  will be deducted from the deposit.  If the unit is in good condition, the check will be shredded.

Cancellations/Refunds

- We will refund your deposit if we are notified no later than 1:00 p.m. eastern time 3 days prior to your
  arrival that you need to cancel or postpone your reservation.

- For stays of a month or more, notify us by 1:00 p.m. eastern  time no later than 14 days prior to your
  arrival.

- You will lose your deposit if you do not show up.

- We will not be able to offer you a refund if you leave early.

We accept cash, personal checks or Traveler's checks.  We do not take credit or debit cards.
